Hello everybody welcome back to cookies and contracts my name is Nick Ward I’m a loan officer with home front mortgage and I’m car St with my nation with so pretty much every week we get together we talk about what’s going on in the world or a specific topic and Carla cooks for us um what you make for us this week Carla what do we got I’m not.
Sure what you call it I guess it would be a cooking but as you’ve already knowed it’s not really a cookie texture it’s almost like a cross between a a candy is so but it’s a gluten-free chocolate peanut butter cookie because it looks like a cooking uh very easy to make very few ingredients uh literally one cup of.
Sugar um brown sugar specifically mhm one cup of peanut butter these are good 1 taspo of baking soda mhm one egg and a half a cup I use mini chocolate chips so they spread out and War and all that good stuff and you bake them at 350 for 8 minutes to 10 minutes and depending how well you want them.
Down quick and easy quick and easy these are really good yeah I made the recipe for the first time yesterday and um and the fact that they’re glutenfree I mean that’s anybody can have them I mean well no they’re not dairy Fray um you know a food.
Allerg yeah I’ve been making some gluten-free stuff because my dear friend is gluten intolerant mhm and she tells me everything you make looks so good and I can’t eat it and I can’t try it so I try to make gluten-free every once in a while and I drop her off some so she can eat without poisoning herself and I really don’t want to K my friends off.
Yeah that’s not recommended I don’t recommend that but those are good those are those are really good yeah I’m surprised two weeks in a row I made a gluten-free recipe and two weeks in a row I actually looked what I make yeah those were good um so I know you sent me a uh article the other day about a property dealing.
With fraud um yeah I I I guess it’s some workplace Hazard okay uh sometimes you get like a news article or whatever I’m sure you find it you know it you when you’re looking at the news every once in a while because you’re a loan officer there’s some kind of news article about what the um things that would affect.
Your industry would do mhm uh same with me you this actually took place in Massachusetts I believe I think so I think that’s what the said yeah these people scammed a couple out of half a million dollars this family the family um had purchased it was a husband and wife I don’t know if there were kids were not involved.
But they bought an um acor in Massachusetts I want to say it was like one and a half acres or two acres whatever it was valued at over a million dollar M and somebody got into public records hired an agent and yeah they provided ID but it.
Was F on ID sorry and the one that was they sold the property for less than half the value yep and the owners who were playing the build on it when they retired didn’t get a tax bill and that’s how they found out okay so it’s an Unholy mess uh at the end of the day the owners.
Will get their property back but in the meanwhile the people who had bought the property who were in no way mhm shape or form doing anything illegal they bought the property good faith yes they’re like oh wow what a great deal okay and yeah it was a great deal FR deal yeah yeah and nobody looked too close and I’m sure there’s a title.
Insurance company somewhere who’s sweating it out yep yep someone going get but these people lost not only the property but they started building already they start buing like I said it’s an Unholy legal mess yeah I can only imagine the the how do you what’s the Fallout from this you know what what happened to the the people that scam.
These people out of it where they go I know they made off with the $500,000 or whatever I’m sure that was wired off shore yeah yeah they probably gone what was it fake IDs fake passport uh fake deed or something the deed was yeah fraudulent and and no one caught it no one picked up on it and guess what little c m think maybe we’ll get lucky.
But it’s highly unlikely now I I think what’s going to wind up happening it’s want to go to court we have some figure out who has to pay what damages the people will get their property back but that Builder built in good faith the other people bought in good faith they put money on to build a prty in good faith and somebody have to figure that.
All out yeah that’s going to be something I mean especially because the Builder started building on that that property I what did they do you know what’s what’s the Fallout what’s the who pays who pays does the title company pay does I would think comp whole thing you know the whole thing with title and title insurance to make sure things like.
This don’t happen I think they would have wind up pulling miss the bag yeah yeah that’s that’s yeah that’s wild and I’m sure things like that are going to happen more and more often as people are trying to get a quick Buck or look for that quick dollar that quick that quick you know.
And it’s a hey pay you think about it half a million dollars that’ll go a long way that’ll go a long way and especially if they transfer it overseas who knows who knows I mean I wonder I mean you hear about people getting scammed every day for thousands of dollars from this and that these phone calls these emails you know.
And I’m seeing a trend I don’t know if you ntic or not but a lot of the scams are targeting elderly people oh of course of course because yeah not just the credit card scams and yeah the bank scams where they take money out of your account you know not even the scam of um what was it you didn’t report for JY Duty so you have to.
Pay so you don’t get arrested that’s not true but it’s um you know all these scams you tend to Target older people and a lot of it is because older people like my mother do you honestly think she’s keeping up in the news yeah I she would like you know maybe pay attention to the weather forecast or like local crime.
That kind of thing but she’s probably not keeping up on Tech news yeah Tech news okay every time she get new iPhone she’s got to figure it out from scratch yeah um technology so Advanced that people can take advant people take advantage of people’s lack of knowledge in of technology so those emails those text messages those phone calls you know.
Getting back to the property a little detail I remembered about it the people who fortunately said they own the property M passport and driver’s license for ID and the pictures match that’s impossible because you don’t get them done the same place yeah there was yeah there was something about the the IDS were the pictures were IAL yeah no one.
Picked up on that that’s that’s just that’s interesting that the title company didn’t catch that or the the agent someone someone dropped the ball and I mean who’s really who’s really liable for that you know what about the the the real estate agent would they be on the hook or anything you know for for.
Well it’s entirely possible you know um there’s a reason why we carry you I was in a mission y yeah it could probably be R she didn’t check out the IDS yeah or the loan officer CU that’s part of our job too when you file for a mortgage you know there there’s identification documents that you need.
And and I’m to bet you’re insured up to your eyb just like I am I mean yeah there’s there’s insurance for all of us to protect the company protected the the consumer from our mistakes yeah from mistakes not for that I mean that’s criminal that that’ll be a criminal lawsuit that’ll you know I.
Don’t know how the insurance will like the personal business insurance or like the erors of admissions insurance would cover something like that interesting yeah I’m going to try to follow the story and find out what happens if I get an update I’ll show yeah so pretty much just be careful you.
Know be careful out there it’s it’s a wild world and you know make sure you got a team of people that do good work compliant work and and check their boxes and make sure make sure things like this don’t happen to you have a great weekend thank you for stopping by everybody see you
